Our recommendations are then followed up in writing to assist you in making your decision.
We provide a free, no obligation, sales appraisal together with marketing and presentation advice for all properties. We also offer advice to ensure a smooth sales progression once we have secured a successful purchaser.
A key component to ensure the successful sale of your home is to have as few delays as possible in the selling process. In other words, each property before it goes to the market needs to have its homework done. This should include, at the minimum, the following:
“Fail to prepare, prepare to fail”.
The above advice may sound daunting, but we are here to help at every stage and will assist you in making sure all documents are in place to ensure a successful sale.
It is important to have the house shown in its best light as possible to ensure both the quicker selling period and an increase in price. On our appraisal, we can advise you on a case by case basis. But in simple terms, if one was selling a car, they would have it valeted. The same applies to a home sale.
The following are brief tips to help you achieve the best price possible for your home:
Busy traditional selling periods for secondhand homes is the early spring to early summer or autumn markets. These tie in with when both primary and secondary level schools are open.
It is essential that a competitive asking price be placed on your property in order to create as much interest, viewers and therefore bidders on your home.
Think of the senses needed to have your home looking well, smelling well and seeing well. Therefore, it is essential that the famous declutter occurs to make the house look as big as possible and give the feeling of being ready to move in. Be aware of odours – nice odours are always helpful like the traditional scone in the oven. Odours like family pets do not help. On a nice sunny day, leaving the window open is a good idea. On wet & wintery days, a warm atmosphere is very welcoming like fire or candles lighting.
Don’t be afraid to look at your own home in a critical light. If repair work needs to be done it should. Even repainting is very helpful. The clever placement of mirrors and side lighting is also helpful.
Prior to placing your home on the market, Costelloe Estate Agents will produce a marketing plan, which will be forwarded to you for your prior approval. This will include a draft brochure, all photographs attached to your home that will be placed in the public domain together with our walk-through video. We ask every vendor to be involved at this stage of the process.
Once the marketing material is approved by you, the property is placed on the market, by advertisements being placed on the agreed websites, in newspapers (if any), signboards erected on the front boundary of your home together with directional signboards, if appropriate and advertisements on all our social media platforms including Facebook, Instagram, LinkedIn and YouTube.
Viewings
All viewings of your home take place with a member of our staff in attendance at all times. In addition, we will almost always guarantee a minimum of 24 hours’ notice, in order to help you to have your home ready for viewing.
Agreeing a Sale
After each viewing/viewings, we will keep you informed of how the process is going. You will be informed of all offers and any conditions that may be attaching to them. It is essential, that offers only from persons who are ready to go should be entertained. We will advise you on this every step of the way. Once an acceptable offer is agreed, a booking deposit is paid by the purchaser. This does not legally obligate the vendor or the purchaser. Heads of terms are then prepared and sent to both sets of solicitors and both the vendor and the purchaser.
Once your solicitor receives our Heads of Terms, a contract is prepared and forwarded to the purchaser’s solicitor. At this juncture, the purchaser will retain an engineer to carry out a structural survey and may also need to send a valuer on behalf of the financial institution if a loan is required. We will continually monitor this process. Once the survey is completed and agreed together with the finalising of the loan offer, the purchaser can then sign a contract. We strongly recommend that this should be unconditional, at this stage.
Once you, as the vendor, counter sign the contract of sale a legal binding document is in existence. It should state when the closing date is to be expected. This is normally 4-6 weeks after exchange of contracts.
